Guarantee 1 : Easy Exit Agreement

A Buyer may at any time terminate the Buyer Agency Agreement 

with Hannif Highclass.

Guarantee 2 : Zero /Zippo /Nil /No Commissions

Sell your property yourself, while it is listed and pay no commission

If during the first 4 weeks - term of the listing, you the seller finds a buyer for your house - then you do not  - NOTE - you do not pay any commission at all. Simple and sweet. 

Most brokers will charge you the same fee no matter how your home sells...even if you found the buyer. With the Hassle-Free Listings  you have complete flexibility... from "Full Service" to "Do It Yourself."

Guarantee 3 : Seller's Bill of Rights

Besides the below mentioned CARLOaD of responsibilities I promise to do these following: This the the Seller's bill of right!

List the property & Load it on MLS multiple listing service
Install - Sign - Lock Box 
Make Feature sheets and flyers of the property and distribute the same to other agents and in your neighborhood.
Write up ads and put ads in newspaper, Resale Homes and similar publications as needed.
Help the buyer structure an offer to purchase your property if Dual Agency is involved
Help the buyer qualify for mortgage if dual agency.
Negotiate with the buyer or his agent to help the buyer purchase the property.
Review and explain the related documents to you the seller
Recommend and assist in discharge of existing mortgage and/or arrange appropriate financing for your next property, if needed.
Provide a list of folks to help, e.g. movers, attorneys, trades people ..., if these services are needed by the seller.

Guarantee 5: Highclass Exclusive Marketing Plan
   

Here’s my guarantee:  #5

1] All your phone calls to me will be returned within 1 hour. If, I fail to get back to you - I will reduce my commission by $500 for each such occurrence.

 

2] I will commutate with you at least once a week, while you are listed , if I fail out goes another $500 from my commission for every week missed.

 

3] As per my Marketing Plan ( 21 Point system), any negligence on not getting the exact work as outlined - out goes another $500 from my commission.  

How and why does this Agreement work? 

List your property with us and we give you a written Marketing Plan of how we intend to market your house. If we fail you can Just fire us - as per guarantee 1 or we will reduce our commission as mentioned here. Its that simple.
